Installation of Photovoltaic System at the Fuji Film Facility

Our portion of the work included the electrical engineering services associated with the installation of a new photovoltaic (PV) system for the Fuji Film facility. The new PV system will consist of thirty-four (34) Sunny Boy 8000US inverters, one (1) Sunny Boy 6000US inverter, roof mounted PV panels, new Hawaiian Electric Company (HECo) service entrance equipment and metering facilities and associated electrical equipment.

Our scope of work includes the following:

  • Provide electrical engineering services to support the installation of the new PV system. The concept for the new PV system concept will be similar to that shown in the documents provided by 21st Century Technologies.
  • Coordination with 21st Century Technologies and their PV equipment supplier to ensure that the proposed PV system can be installed in accordance with the National Electrical Code (NEC) and other applicable codes and standards.
  • Coordination with HECO and the preparation of a request for electrical service and the installation of metering facilities.
  • A site investigation, coordination with other disciplines and preparation of electrical construction documents and limited construction services.
  • Construction services consisting of the review of shop drawings, review of substitution requests, office consultation, site observation, and preparation of final punch list, and drafting of record drawings.
  • Site visits for observation of electrical construction, including visit for final punchlist.
  • Drafting services for record drawings.

Energy Efficiency and Conservation Projects

Various Locations, Statewide

We are providing the mechanical and electrical engineering design services to provide energy efficiency and energy conservation improvements generally consist of providing alternative energy (solar photovoltaic or wind power) systems, provision of solar hot water heating systems, and the replacement or retrofit of existing lighting systems. The scope of work includes the following:

  • Kokee State Park and Waimea Canyon Lookout, Kauai:  Providing a new roof mounted solar photovoltaic (PV) system on the existing Lodge, Museum, and Pavilion; and a new solar PV system on a new free-standing structure near the existing maintenance facilities.
  • Mauna Kea State Park, Hawaii:  Providing a new roof mounted solar hot water heating system for seven existing rental cabins; new roof mounted solar PV systems on two existing barracks; and a new ground mounted vertical or horizontal wind turbine.
  • Wainapanapa State Park, Maui:  Providing solar water heating systems for twelve existing rental cabins; a new roof mounted solar PV system on the existing Caretaker’s Office and Cottage; and new roof mounted solar PV systems on twelve exisitng rental cabins.
  • Wailua Marina Sewage Pumping Station and Polihale State Park Well, Kauai:  Providing a new solar PV system on a new free-standing structure near the sewage pumping station; and a new solar PV system on a new free-standing structure near the well.
  • Diamond Head State Monument, Oahu:  Providing a new solar PV system on the existing comfort station.
  • Hapuna State Park, Hawaii:  Providing solar water heating systems for two existing comfort stations including modifications to the existing “cold water only” piping; new roof mounted solar PV system on the existing Maintenance Building; new roof mounted solar PV system on the existing dining hall; new ground mounted vertical or horizontal wind turbine; replace/retrofit the existing lighting systems for the dining hall; two new roof mounted PV systems on the existing South and North comfort stations; and replace/retrofit the existing lighting systems for the South and North Comfort Stations.

University of Hawaii at Manoa Benchmark Analysis

University of Hawaii Energy Study, Phases 1 and 2, and Benchmark Analysis

Honolulu, Hawaii

Phase 1 consisted of an energy conservation study for eight buildings at the University of Hawaii, totaling over 400,000 sf for HVAC, lighting, and building envelope upgrades. Phase 2 consisted of an energy conservation study for 40 buildings at the University of Hawaii, totaling over 1,000,000 sf for hvac, lighting, and building envelope upgrades.

We used this data along with other energy audit data to develop an overall benchmarking energy analysis including detailed energy monitoring, energy simulation analysis, identification, evaluation, and life cycle costing of energy conservation opportunities, summarized the annual baseline energy consumption, and recommended implementation costs and anticipated energy savings for the implementation of the ECOS identified during the energy audit stage, which totaled over 200 buildings and an annual energy cost of approximately $20,000,000 per year.

The energy audits were performed over 2,303,464 sf of building space in 2000 and 2001, with an estimated energy savings of 10,098,284 kW/year, or $1,037,250/year only for the buildings that were included in the energy audits. The estimated construction cost for the implementation of the recommended ECMs was $6,477,150, which was paid back in 6.2 years. If the energy savings predicted by the energy audits were extrapolated through the entire campus, the campus-wide energy savings would be as much as 25,729,000 kW/year, or $2,641,160/year, with a corresponding construction cost of $16,338,440 for the implementation of all ECMs. This would correspond to roughly a 20 percent reduction in the campus-wide electricity consumption.

Punahou School K-1 Campus

Punahou School Kindergarten and 1st Grade Building

GBCI Certified LEED Platinum

Provided the mechanical and electrical engineering design work for plumbing, ventilation, air conditioning, fire protection, power and lighting to support the renovation of the existing Wilcox Kindergarten Building and construction of the new 1st grade complex.  The new K-1 complex is the largest building in the islands with platinum certification under the U.S. Green Building Council’s Leadership in Energy and Environmental Design, or LEED, standards.

The new 1st grade building’s mechanical scope of work included providing plumbing to all plumbing fixtures throughout the building; providing DX split system air conditioning units and natural ventilation features for all classrooms; incorporation of LEED features including the use of Carbon Dioxide demand controlled ventilation, occupancy sensors, water saving fixtures, and renewable energy sources; coordinating site utility connections with the prime contractor’s civil engineer; and providing fire sprinkler protection in each building if desired by the school.

The Wilcox Building had both mechanical and electrical engineering design work.  The mechanical scope of the project included removing the existing DX split systems and all existing plumbing features; providing new DX split air conditioning and natural ventilation features for all classrooms; providing new plumbing throughout the building; providing fire sprinkler protection throughout the building; and incorporating LEED features.

The electrical scope of work included removing existing lighting, receptacles, conduits, and electrical systems throughout the existing Wilcox Building; providing new power/telecommunication devices, fire alarm, and lighting to support the renovation of the Wilcox Hall; providing new power and telecommunications distribution to the Punahou K-1 campus; providing power/telecommunication devices, fire alarm, and lighting systems to the new classroom buildings as well as the Amphitheater and exterior site areas on the Punahou K-1 campus; and incorporating LEED features as much as possible.

In an effort to provide for as much as 60% of energy costs with on-site renewable energy, approximately 1,350 solar photovoltaic modules will be installed on the Punahou K-1 campus for a total system size of 270 kW.  Solar modules will be installed on the roofs of all buildings on the Punahou K-1 campus with the exception of Wilcox Hall, as well as on covered walkway canopies.  Additionally, electrical systems will be individually monitored and metered in order to track energy usage and savings on campus.

Maui Community College Science Building

GBCI Certified LEED Silver

Currently providing the mechanical and electrical engineering work for a new two level, 50,000 sf science building being designed for LEED silver.  The scope of work includes providing the following:

  • Plumbing to all of the new plumbing fixtures throughout the building.  Plumbing fixtures will be ultra-low flow type to maximize LEED credits.
  • Acid-waste plumbing to all acid handling plumbing fixtures that will drain through a central neutralization tank.
  • Support for the new generator including a fuel tank and ventilation.
  • Hot water system consisting of solar water heating panels with gas back up.
  • Evaluate air conditioning options for the new Science Building.  Options would include providing a standalone air conditioning system for the building (air cooled or water cooled), connecting to the existing campus central loop and expand the central plant as required to accommodate the new load.
  • VAV air conditioning throughout the existing building with central station air handling units.
  • 24 hour air conditioning for data and telecomm rooms.
  • Exhaust ventilation for the laboratory hoods, hazmat storage and restrooms.
  • Specialty ventilation for the machine shop and shop operations.
  • Heat recovery for laboratory hood exhaust to pre-cool outside air intakes.
  • Evaluate and implement a wind turbine on the grounds of the facility if deemed feasible.
  • DDC system to monitor and control all HVAC equipment.
  • Demand control ventilation for maximum energy savings.
  • Fire sprinklers throughout the building.

Joan K. Mendel Elementary & Yokota High School

InSynergy Engineering, Inc. is providing the mechanical, electrical, and fire protection engineering design work for plumbing, ventilation, heating and air conditioning, fire protection, power, lighting, telecom/data, and fire alarm/mass notification for the new elementary school addition and the new high school facilities at Yokota Air Base.  Our scope of work includes the following designs for both the Joan K. Mendel Elementary School addition and the Yokota High School facilities:

Mechanical:

  • Provide plumbing for the new building.
  • Provide heating, ventilation and air conditioning for the new building.
  • Provide heating connected to the base high temperature hot water system.
  • Provide energy simulation modeling for LEED compliance and for EA Credit 1.

  • Conduct a hydrant flow test to confirm the available pressure and flow.

  • Provide and coordinate the locations for new fire extinguishers.
  • Provide a new fire alarm/mass notification system for the building and connect to the main fire alarm panel for the campus.

We are also providing mechanical support for the emergency generator at Yokota High School, as well as a new emergency power system for the fire pump and life safety loads and a fire pump to provide water for the fire sprinkler system.

Kamehameha Schools East Hawaii Campus

InSynergy Engineering, Inc. provided the design to provide 12 kv primary distribution system serving substations to each of three utility buildings for elementary, middle school, high school and supporting buildings and 480 volt distribution from each of the three utility buildings to 24 classroom buildings. Construction will be accomplished in phases. In addition provided design of interior power distribution, lighting, telecommunications, public address and fire alarm systems.

Ka'iwakiloumoku Hawaiian Cultural Center

Kamehameha Schools Ka'iwakiloumoku Hawaiian Cultural Center

The portion of work completed by InSynergy Engineering, Inc. included the mechanical engineering design work for plumbing, ventilation, air conditioning, and fire protection.

The scope of work included the following:

  • Provide plumbing to all new plumbing fixtures.
  • Provide gas piping / LPG tank system to support the new kitchen.
  • Provide storm drainage for open areas and area drains.
  • Provide grease interceptor system to support the new kitchen space.
  • Provide air conditioning for administrative, dining, classroom, and assembly utilizing chilled water from a central plant, or DX split / packaged air conditioning systems (to be determined based on further studies). The Kahua area will be an open area that will not be air conditioned.
  • Provide 24/7 air conditioning for the new signal and telecomm rooms.
  • Provide fire protection for the telecomm equipment rooms consisting of a gaseous or pre-action fire sprinkler system.
  • Provide support ventilation for workshops and general ventilation for restrooms, and enclosed areas.
  • Provide kitchen ventilation so support kitchen hoods and dishwashing equipment.
  • Provide fire sprinklering if desired by the school.

Engineering design services included a field survey of the existing site to observe conditions; new water and sewer coordination with the prime contractor’s civil engineer; a preparation of the cost estimate; review of substitution requests during bidding, review of shop drawings and equipment submittals; and site visits during the Design, Construction, and Final Observation stages.

UH Hilo New Student Services Building

HILO, HAWAII

We have provided the electrical engineering design work, as well as the new Photovoltaic (PV) system design, for the new UH Hilo Student Services Building. This new center includes a three-story high building divided into two wings with covered walkways in between them. The two wings, called East Wing and West Wing, will contain offices, conference rooms, open office areas, as well as bathrooms and electrical/mechanical building support rooms. The third floor of the East Wing is entirely designed for electrical/mechanical support and cannot be used for other purposes. New PV system will be roof mounted and will include (416)-PV modules, (4)-combiner boxes,(1)-75 kW PV Inverter and associated PV electrical apparatus, metering equipment and wiring. UH Hilo Student Services Building PV system is designed to generate approximately 8,700 kWh of energy per month.

The electrical systems provided were designed and installed based on applicable NEC guidelines and standards, the IES design criteria, and State of Hawaii Energy Efficiency Standards. The following systems were provided:

  • Exterior electrical service, including the relocation of existing pole lights within parking lots and providing new compact fluorescent bollards along the new walkways.
  • Exterior Communications, including data and telephone service.
  • Interior power distribution, telephone, data, and CATV service.
  • Addressable, programmable fire alarm system including manual pull stations, smoke detectors, heat detectors, control and monitoring modules.
  • Security system, including equipment such as card readers, electric door strikes, and security cameras.
  • Interior and exterior lighting and branch wiring as recommended by the IES Lighting Handbook, incorporating energy efficiency, lighting zone capabilities, occupancy sensors, photocell sensors with daylight control capabilities, etc.
  • Photovoltaic system with roof mounted, high-efficiency solar modules and 75kW commercial utility interactive DC to AC PV inverter (with associated electrical apparatus).

The electrical systems were designed to ensure energy efficient operations with the goal to achieve LEED Silver.

Maui Lani Elementary School

MAUI, HAWAII

We provided the mechanical engineering design work for plumbing, ventilation, air conditioning, and sprinkler protection for a new 88,496 sf elementary school campus.

Our scope of work included the following:

  • Central air conditioning for the classrooms and admin/library wing using single packaged air-cooled ducted air conditioning units for the classrooms, and split system dx variable air volume units for the admin/library area.
  • Separate dx AC systems for the telecom rooms.
  • Exhaust ventilation for the restrooms, bathrooms, and janitor closets.
  • Grease exhaust system with make-up air ventilation for the main cafeteria kitchen.
  • Plumbing for the restrooms and kitchen, and janitor closets, and main cafeteria kitchen.
  • New grease interceptor sized to accommodate the main cafeteria sanitary waste system.
  • Gas distribution system for the water heaters and kitchen appliances.
  • Complete fire sprinkler system for the classrooms and admin/library buildings.

Our engineering design services include:

  • Coordination of air conditioning design with the acoustical consultant.
  • New water and sewer coordination with the civil engineer.
  • New electrical coordination/service with the electrical engineer.

In addition, we prepared a commissioning plan to monitor and document the commissioning phases, and assisted in a three week commissioning of the various systems.

Naalehu Elementary School

New Six Classroom Building

NAALEHU, HAWAII

We provided the mechanical and electrical design work for plumbing, ventilation, air conditioning, fire protection, power and lighting. The mechanical scope of work includes providing air conditioning throughout the entire building from either a central chilled water air conditioning system or individual packaged through the wall air conditioning units; designing the mechanical systems around High Performance School Guidelines and DOE standards; providing plumbing to all plumbing fixtures; providing acid waste piping to support the lab facilities; provide LPG tank and gas piping to support the lab facilities; providing ventilation for science room hoods and restroom facilities; and integrating heat recovery for hot water heating or solar water heating system. LEED requirements including waterless urinals, low-flow plumbing fixtures and commissioning requirements were integrated to meet the LEED silver requirements.

The electrical scope of work included integrating LEED energy saving requirements, including occupancy sensors and lighting controls, to meet LEED silver requirements; providing site power to receptacles, equipment, and lighting to support the addition of the new classroom building; providing telecomm infrastructure, telephone, and CATV systems, and providing a fire alarm system throughout the building.

Baldwin High School

InSynergy Engineering, Inc. provided the mechanical engineering design work to expand the new library. Our scope of work included providing plumbing to all new plumbing fixtures; roof storm drains and area storm drains as required; central air conditioning consisting of a high efficiency chilled water system and C02 demand control ventilation; general ventilation for restrooms and outside air relief; and ensuring compliance with Hawaii High Performance School Guidelines.

Sustainable design features incorporated into the project include the following:

  • Dual flush toilet and waterless urinals to reduce consumption of potable water
  • Additional commissioning of mechanical systems to ensure all systems are operating per the design intent
  • High efficiency air cooled chillers or air conditioning packaged systems to reduce energy consumption
  • No CFS will be used in air conditioning equipment
  • Ventilation rates and indoor air quality will comply with ASHRAE 62

We are also providing mechanical and fire protection engineering services to convert the existing library into a Classroom and Counseling Center. Our scope for this portion includes providing new sinks in the classrooms; replacing one water cooler and providing an additional new water cooler; and providing new air conditioning for the counseling area only.

The building is approximately 54,640 sq feet in gross area and consists of a two-story, non-combustible type II-B construction, office building.  Our mechanical work included providing the following: plumbing to all new plumbing fixtures; a hot water heating system consisting of electric water heaters for lavatories; a packaged rooftop air conditioning system to serve the entire building; VAV air distribution; an energy management system consisting of DDC controls; ventilation for bathrooms and storage; and mechanical support for elevator systems including ventilation and sump pump.  Our electrical work included providing power within the new building to new receptacles, office equipment, air conditioning equipment, and other internal loads; new lighting throughout the building; an emergency generator system to support critical life safety systems including the elevator and fire alarm systems; new telecomm raceways and outlets to be coordinated with the users; and new LAN and telephone backboards.  Final terminations and wiring was completed by others. Our fire protection work included providing a complete automatic fire sprinkler system and fire alarm evacuation system.  A mass notification system was also integrated into the fire alarm system. 

 

Retail Building:

The building is approximately 27,201 sq feet in gross area.  The facility consists of a one-story, non-combustible type II-B construction, office building.  Our mechanical scope of work included providing plumbing stub-outs for the tenant shell spaces; grease interceptor systems for future food service tenants; and a packaged rooftop air conditioning system for each of the future tenant spaces. Our electrical scope of work included providing separate meters for each tenant space; power up to each individual space’s panel; and raceways and outlets for the EPOS system.  Our fire protection work included providing the building with a complete automatic fire sprinkler system and fire alarm evacuation system.  A mass notification system was not provided.

Mechanical, Electrical and Fire Protection Construction Estimate:  $905,000

In addition, we were responsible for the electrical engineering design work for the site work which included the coordination and design of electrical, telephone, data, and cable television services distribution ductlines and design of the exterior parking area lighting.

Nobu's Restaurant

Nobu's Restaurant at the Waikiki Parc Hotel

WAIKIKI, HAWAII

Provided mechanical and electrical engineering design work for plumbing, ventilation, air conditioning, fire protection, power, communication, and lighting.

The mechanical scope of work include the following:

  • Remove existing kitchen plumbing fixtures and piping to accommodate new layout and provide new plumbing connections to new kitchen equipment.
  • Remove existing HVAC systems and replace with new.
  • Relocate fire sprinkler heads as required.
  • Modify the kitchen ventilation systems to support the kitchen renovation.
  • Reconnect all new plumbing into the existing grease interception.

The electrical scope of work include the following:

  • Remove and replace existing power distribution to kitchen and dining areas.
  • Remove and replace existing lighting.  Lighting design will be by others.
  • Provide new fire alarm devices and support for security and point of sale systems.
  • Provide power to all new HVAC and kitchen equipment.

Engineering design services include field survey of existing site, preparation of cost estimate, a review of substitution requests during bidding, a review of shop drawings and equipment submittals, and site visits during the preliminary design, construction, and final observation stages.

Changes done throughout the project included revising electrical, lighting, and communication plans, changing the ceiling and floor level lighting plans, revising the electrical distribution system and equipment to accommodate the request to add electrical service check meters, redesigning the diffuser locations and ductwork, recalculating the air conditioning system, and revising the chilled water cooling piping plan and diagrams.

Plaza at Milltown

InSynergy Engineering, Inc. provided the mechanical and fire protection engineering design work for plumbing, ventilation, air conditioning, and fire protection, including fire sprinkler and fire alarm systems for the Sugar Mill Commercial Center, also known as Plaza at Milltown.

Our mechanical scope includes the following:

  • Provide plumbing stub-outs to each space consisting of water and sanitary piping (grease and non-grease) stubs for each shell space.
  • Provide plumbing to the restrooms.
  • Provide a central grease interceptor system to serve the entire facility.
  • Provide support for the elevator including an oil water separator and pre-action fire sprinkler system.
  • Provide roof drainage systems for the building and plumbing support for mechanical air conditioning systems.
  • Provide roof top packaged air conditioning units for each tenant space. Air conditioning unit sizing will be based on a standard 200 sf/ton. Additional air conditioning will be provided by the individual tenants. Ductwork distribution will be provided by the individual tenants.
  • Provide outside air provisions for each tenant space.
  • Provide ventilation for the restrooms.

Our fire protection scope of work includes the following:

  • Conduct life safety analysis for the new building and building code compliance.
  • Provide fire sprinkler protection throughout the shell spaces.
  • Provide fire alarm throughout the shell spaces.
  • Provide testing of fire alarm and fire sprinkler systems at the completion of construction.
