McDonald's Restaurants Renovations

InSynergy Engineering, Inc. has been providing mechanical and electrical engineering design services to renovate the following McDonald’s restaurants:

Various renovations for these restaurants include relocating existing piping to accommodate relocation of the cashier’s window; replacing air devices in dining room and order area; replacing existing rooftop exhaust fans and air conditioning equipment; replacing existing plumbing fixtures with new low flow fixtures; providing new exterior lighting and interior lighting; electrical support for the reconfiguration of the drive-thru lane to include new menu boards and order taking locations; relocating existing light poles to accommodate reconfiguration of the parking lot and drive-thru lane; and providing infrastructure to support cameras and security systems.

Moanalua Shopping Center Redevelopment

HONOLULU, HAWAII

Provided the mechanical, electrical, and fire protection engineering design work for a new Office Building and Retail Space at the Moanalua Shopping Center in Honolulu, Hawaii.  This is a design build project for the U. S. Navy.

 

Office Building: 

The building is approximately 54,640 sq feet in gross area and consists of a two-story, non-combustible type II-B construction, office building.  Our mechanical work included providing the following: plumbing to all new plumbing fixtures; a hot water heating system consisting of electric water heaters for lavatories; a packaged rooftop air conditioning system to serve the entire building; VAV air distribution; an energy management system consisting of DDC controls; ventilation for bathrooms and storage; and mechanical support for elevator systems including ventilation and sump pump.  Our electrical work included providing power within the new building to new receptacles, office equipment, air conditioning equipment, and other internal loads; new lighting throughout the building; an emergency generator system to support critical life safety systems including the elevator and fire alarm systems; new telecomm raceways and outlets to be coordinated with the users; and new LAN and telephone backboards.  Final terminations and wiring was completed by others. Our fire protection work included providing a complete automatic fire sprinkler system and fire alarm evacuation system.  A mass notification system was also integrated into the fire alarm system. 

 

Retail Building:

The building is approximately 27,201 sq feet in gross area.  The facility consists of a one-story, non-combustible type II-B construction, office building.  Our mechanical scope of work included providing plumbing stub-outs for the tenant shell spaces; grease interceptor systems for future food service tenants; and a packaged rooftop air conditioning system for each of the future tenant spaces. Our electrical scope of work included providing separate meters for each tenant space; power up to each individual space’s panel; and raceways and outlets for the EPOS system.  Our fire protection work included providing the building with a complete automatic fire sprinkler system and fire alarm evacuation system.  A mass notification system was not provided.

Mechanical, Electrical and Fire Protection Construction Estimate:  $905,000

In addition, we were responsible for the electrical engineering design work for the site work which included the coordination and design of electrical, telephone, data, and cable television services distribution ductlines and design of the exterior parking area lighting.

Nobu's Restaurant

Nobu's Restaurant at the Waikiki Parc Hotel

WAIKIKI, HAWAII

Provided mechanical and electrical engineering design work for plumbing, ventilation, air conditioning, fire protection, power, communication, and lighting.

The mechanical scope of work include the following:

  • Remove existing kitchen plumbing fixtures and piping to accommodate new layout and provide new plumbing connections to new kitchen equipment.
  • Remove existing HVAC systems and replace with new.
  • Relocate fire sprinkler heads as required.
  • Modify the kitchen ventilation systems to support the kitchen renovation.
  • Reconnect all new plumbing into the existing grease interception.

The electrical scope of work include the following:

  • Remove and replace existing power distribution to kitchen and dining areas.
  • Remove and replace existing lighting.  Lighting design will be by others.
  • Provide new fire alarm devices and support for security and point of sale systems.
  • Provide power to all new HVAC and kitchen equipment.

Engineering design services include field survey of existing site, preparation of cost estimate, a review of substitution requests during bidding, a review of shop drawings and equipment submittals, and site visits during the preliminary design, construction, and final observation stages.

Changes done throughout the project included revising electrical, lighting, and communication plans, changing the ceiling and floor level lighting plans, revising the electrical distribution system and equipment to accommodate the request to add electrical service check meters, redesigning the diffuser locations and ductwork, recalculating the air conditioning system, and revising the chilled water cooling piping plan and diagrams.

Plaza at Milltown

InSynergy Engineering, Inc. provided the mechanical and fire protection engineering design work for plumbing, ventilation, air conditioning, and fire protection, including fire sprinkler and fire alarm systems for the Sugar Mill Commercial Center, also known as Plaza at Milltown.

Our mechanical scope includes the following:

  • Provide plumbing stub-outs to each space consisting of water and sanitary piping (grease and non-grease) stubs for each shell space.
  • Provide plumbing to the restrooms.
  • Provide a central grease interceptor system to serve the entire facility.
  • Provide support for the elevator including an oil water separator and pre-action fire sprinkler system.
  • Provide roof drainage systems for the building and plumbing support for mechanical air conditioning systems.
  • Provide roof top packaged air conditioning units for each tenant space. Air conditioning unit sizing will be based on a standard 200 sf/ton. Additional air conditioning will be provided by the individual tenants. Ductwork distribution will be provided by the individual tenants.
  • Provide outside air provisions for each tenant space.
  • Provide ventilation for the restrooms.

Our fire protection scope of work includes the following:

  • Conduct life safety analysis for the new building and building code compliance.
  • Provide fire sprinkler protection throughout the shell spaces.
  • Provide fire alarm throughout the shell spaces.
  • Provide testing of fire alarm and fire sprinkler systems at the completion of construction.

Outrigger Waikiki Beachwalk

WAIKIKI, HAWAII

InSynergy Engineering, Inc. provided the overall mechanical shell design services for the Outrigger Waikiki Beachwalk project, which consists of a two tower 400 room Embassy Suites hotel, a 200 room Outrigger Islander Hotel, a 1,200 room Outrigger Reef on the Beach, and a new 90,000 sf retail podium.

Our scope of services included the design and construction management of a new 2,400 ton chilled water plant that supports the entire complex. We also completed the shell design for the retail plaza which includes 40 retailers and restaurants, and the complete air conditioning, ventilation, plumbing, and fire sprinkler design for the main kitchen, pool and meeting rooms, parking garage, and over 30,000 sf of Outrigger office space. We also completed the mechanical design for the renovation of the 400 room Embassy Suites Hotel.
